About the Role

Job Title - Transmission Land Officer

Location – Cambuslang (with a requirement to travel across the SPT Licence Area as required by projects)

Salary from £55,000 plus benefits

Help us create a better future, quicker

The Transmission Land Officer will deliver the land and property activities required across a defined portfolio of SP Transmission projects and operational works, supporting projects from development through construction, completion and, where required, ongoing operational activity.

Working across major network investment programmes, the role will secure and manage land rights, access arrangements and associated stakeholder engagement, ensuring land outputs support programme, cost and delivery objectives while meeting legal, regulatory, governance and policy requirements.

You will independently manage allocated land workstreams and negotiations, maintain effective relationships with landowners, occupiers and agents, identify and manage land-related risks, and ensure accurate, complete and audit-ready records across core business systems.

Working under the direction of the Lead Land Officer, you will contribute to the delivery of RIIO-T3, Clean Power 2030, Beyond 2030, HVDC and wider transmission operational requirements.

What you'll be doing

You will deliver the acquisition and management of land rights across transmission projects, including wayleaves, servitudes, easements and temporary and permanent access agreements. You will assess land ownership, title information, existing rights and project requirements, identifying gaps, constraints and actions needed to support delivery.

Working closely with the Lead Land Officer, Project Managers, Consents & EIA colleagues, Engineering, Legal, landowners, land agents and external service providers, you will manage allocated land workstreams, support project planning and ensure land activities align with programme milestones, priorities and governance requirements.

You will support the land aspects of statutory processes where required, including Necessary Wayleave and Compulsory Purchase activities, through effective negotiation, evidence gathering, referencing, plans and case documentation. You will also support compensation, disturbance and damage claims, construction access and reinstatement matters, escalating complex, sensitive or high-value issues appropriately.

You will maintain accurate data, correspondence, plans, agreements, payment information and audit-ready records across Land GIS, SAP Real Estate and ESCOMS. You will contribute to project reporting, risk management, dashboards and continuous improvement while sharing good practice across the wider Land & Planning team.

What you'll bring

  • Typically a minimum of 5 years’ relevant Land Officer experience, or equivalent demonstrable experience within a comparable land or property role, with a strong track record in land rights acquisition, stakeholder negotiation and supporting the delivery of complex infrastructure projects.

  • Practical experience acquiring and managing land rights, including negotiation of wayleaves, servitudes, easements and access agreements.
  • Strong working knowledge of land ownership, title information, property documentation and the principles of compensation and valuation.
  • Experience independently managing land workstreams, cases or deliverables across multiple projects and competing priorities.
  • Ability to build effective relationships and manage negotiations with landowners, occupiers, agents, project teams and external stakeholders, including on sensitive matters.
  • Ability to identify land-related risks, develop practical solutions, exercise sound judgement and escalate complex or high-value issues appropriately.
  • Knowledge of the Electricity Act 1989, Necessary Wayleaves, Compulsory Purchase Orders and associated statutory land processes would be advantageous.
  • Experience maintaining accurate records and using digital systems, trackers and reporting tools, including GIS, SAP Real Estate, Salesforce/ESCOMS or comparable systems.
  • Strong communication, organisational, negotiation, customer service and problem-solving skills.

  • Commercial awareness and a clear commitment to safety, compliance, professional conduct and the Land Code of Conduct.
  • Experience within electricity transmission, distribution or another regulated utility or linear infrastructure environment, and membership of or progress towards a relevant professional body, would be advantageous.
